  • They will listen carefully as you describe your situation, and then explain every option to help you pay off debt, including a consumer proposal or bankruptcy.
  • If you decide to file a consumer proposal or file for bankruptcy to reduce your debt, and make the required payments for four months, your LIT will then recommend you to Towers Realty Group for a rental.

Helping You Get Approved For An Apartment

At Towers Realty Group we understand that sometimes life happens. That is why we have partnered with Caplan Debt Solutions, to help find a path to approval for those applicants who are declined due to credit issues, but who meet all other approval requirements.

Towers Realty Group Approval Requirements:

Towers Realty Group requires our applicants meet minimum requirements for approval. We are hired to manage properties on behalf of landlords and property owners, and we have a responsibility to ensure that we do our due diligence in selecting applicants to approve for tenancy in the properties we manage. We have set minimum standards to ensure that all applicants whom we approve will be tenants in good standing once taking up residence in their new home.

During the application process we will verify an applicant’s income to ensure minimum standards are met with regard to percentage of income dedicated to rent. We also require that applicants pass a credit check in order to obtain approval for tenancy. Some minor credit issues may require a Guarantor for approval. Any major credit issues discovered could result in a refusal and may disqualify a potential applicant even if they are able to provide a qualified Guarantor.

We further require that Applicants have a positive past rental history. We obtain this by inquiring directly with each applicant’s previous or current Landlords. We also review an applicant’s past rental history on file with the Residential Tenancies Branch and the Manitoba Court of King’s Bench.

What is Fresh Start?

Fresh Start is a debt solutions program that can help Manitobans quality for a new lease and a new lease on life. It’s a partnership between Towers Realty Group and Caplan Debt solutions, that combines an action plan to reduce debt and then a referral for a rental opportunity.

How does the Fresh Start program work?

Fresh Start helps motivated individuals move towards their new future. The program coordinates the process that help people improve their finances, pay off their debt and qualify for a new rental unit:

First, you are paired with a Caplan Debt Solutions Licensed Insolvency Trustee, then the Licensed Insolvency Trustee will learn more about your situation and present and explain every option to pay off your debt. This may include a consumer proposal. Once you make the required payments for four months, your Licensed Insolvency Trustee with recommend you to Towers Realty Group for a rental.

Does the Fresh Start program involve filing for bankruptcy?

No. The Licensed Insolvency Trustee may suggest a consumer proposal, which consolidate debts into a single monthly payment. It also stops additional interest from accumulating while creditors are paid a portion of the money owed.

Who can be a part of the Fresh Start program?

The program is for anyone who is facing significant debt that is keeping them from moving ahead in their lives. If you’ve applied for a rental property and been denied because of your current debt, Fresh Start can help you. Also, anyone who successfully works with Caplan Debt Solutions to reduce their debt, and they meet other criteria, can ask for a referral to Towers for a new rental home from our wide range of properties.

Why did you create the Fresh Start program?

Towers Realty Group is a Manitoba-based company and we are committed to helping improve the lives in which we work and live. We saw a need – statistics show that Canadians are carrying more debt than ever before and last year one-third of applicants to rental units were declined due to unsatisfactory credit. Putting together a debt-solutions program that helps people qualify for new lease was a natural fit.

How long does it take to complete the Fresh Start program?

Fresh Start offers a customized program for each individual that creates an action plan to help reduce debt. What is unique about Fresh Start is that when the participant reaches the milestone of making the required payment for four months, they are directly referred to Towers Realty Group for a rental opportunity and they can move forward in their life.

If somebody is declined to rent an apartment, what are their options? What happens to the person while they are in the program?

Now, when someone completes the Fresh Start program, they will have a referral from Caplan Debt Solutions for a rental with Towers, and their current credit report will be overlooked. Applicants will still need to meet all other requirements, such as income verification and rental history.
